Charles A. Dickerson III is the founding managing partner of CADS III Management INC. which was established in 1998. Initially, the company was responsible for purchasing and managing franchised retail businesses in Canton and Livonia, Michigan.
In 2004, the company began diversifying its business portfolio by investing in commercial real estate. The first acquisition was a six-unit building which still remains in the company’s portfolio. In 2005, the company began divesting the retail locations and began expanding our investments in commercial real estate. The year 2006 was marked by two major purchases of a 20-unit building in Ferndale. These investments allowed our staff to transition into a full-time, residential real estate management firm.
Concurrent with managing the existing portfolio, we continued vetting other commercial opportunities and invested several hundred thousand dollars into capital improvements of our existing properties. These improvements included new roofs, windows, HVAC units, remodeled kitchens and baths, and extensive exterior work including brick and masonry upgrades. In addition, 3000 square feet of the basement footprint was converted to four garden-level units, increasing the building NOI. As a result of these numerous enhancements in addition to personal management, our properties have experienced 100-400% appreciation in value.
Beginning in 2014, we furthered the growth of our portfolio with another Midtown Detroit acquisition. This was our company’s first full “redevelopment project.” Everything was reconstructed within the four walls including the basement. With an aggressive marketing and advertising platform, the building was 100% leased before completion. This follows the tradition of all of our properties which maintain 100% occupancy 11-12 months out of the year.
